We did not create a ManagR account. Where ManagR’s site does not state something, we say so instead of guessing. Plans and features change, so check both websites before you decide.

EasyAavaas and ManagR both say they are free forever for owners, so choose by workflow. ManagR sends tenants Razorpay-powered UPI payment links on WhatsApp and says the rent settles into your linked bank account; you manage it from a web dashboard or WhatsApp, and ManagR marks its mobile app as coming soon. EasyAavaas is an Android and iOS app in which tenants pay you directly by UPI, cash or bank transfer, and you record the payment or verify the proof they upload. Automatic WhatsApp rent reminders are included, and the WhatsApp assistant is included at no charge after your account is activated.

ManagR uses a payment link. ManagR says each tenant receives a UPI link in a WhatsApp reminder, the payment is processed by Razorpay and settles into the owner’s linked bank account, and the app matches it to the right bed and sends a receipt (ManagR + Razorpay page). If most of your tenants already pay by UPI and you want payments to update without anyone typing them in, that is a real advantage. Ask how card payments are charged, because ManagR’s Razorpay page says they are not free.
EasyAavaas keeps your existing payment route. Tenants keep paying you the way they do today: your UPI ID, cash at the desk or a bank transfer. Nothing sits between the tenant and your account, so there is no gateway fee and no change to tell tenants about. The trade-off is that someone confirms each payment: you record it yourself (cash, or UPI you can see in your bank app), or the tenant submits the amount, UTR and screenshot in the app and you approve or reject it.
Neither model is right for everyone. A PG where most rent arrives as UPI transfers from known tenants may prefer automatic matching. A PG with plenty of cash payments, or an owner who does not want a gateway in the rent flow, may prefer direct payments with recorded proof.
