Choosing PG Management Software in Delhi NCR
A selection guide for owners whose PGs sit in more than one NCR city: what changes between Delhi, Haryana and Uttar Pradesh, and which software criteria matter because of it.

If your PGs are spread across Delhi NCR, choose software that treats each building as a separate property under one login, gives each manager access to only their building, keeps tenant documents on each profile, and records rent that tenants pay you directly. Delhi, Gurugram (Haryana) and Noida, Greater Noida and Ghaziabad (Uttar Pradesh) each have their own police service for tenant details, so the software should hold the documents while you file with the right police. One NCR portfolio, three state police services
Delhi NCR is not one administrative area. A building in Delhi or New Delhi is under Delhi Police. Gurugram and Faridabad are in Haryana. Noida, Greater Noida and Ghaziabad are in Uttar Pradesh. Each police service publishes its own route for tenant details. We read the three official pages on 23 October 2026; this is what they list.

Check before you rely on this
Police services, fees and local orders change, and districts can issue their own orders about tenant information. Confirm the current requirement with the police station that covers each building. This guide describes operational practice; it is not legal advice. EasyAavaas does not submit verification to any police service and does not check identity against Aadhaar, DigiLocker or any government database.
What this means for software: you need one document record per tenant that works the same in every building, so your Delhi, Gurugram and Noida staff collect the same set of files. In EasyAavaas, tenants or staff upload ID proof, address proof, the agreement or other files to the tenant profile, the owner or a permitted staff member marks the profile verified, and the app records who did it and when. Upload the police acknowledgement to the same profile under Other. Uploaded documents are visible to people with access to that tenant's record in the app.
Commute belts put different tenants in one building
Metro and road links mean an NCR tenant can sleep in one state and work in another. A PG near a Delhi campus can house students and a few office workers; a Gurugram PG can house people working across the border; a Greater Noida building can mix students with staff from nearby offices. Your software has to handle that mix inside one property rather than forcing one kind of tenant per building.
- Billing per bed and per room in the same building. Students in a triple-sharing room each pay for their own bed; a working tenant may take a whole room. EasyAavaas sets the billing mode per room.
- Work and study details on the profile. Company, workplace and a student flag help you see who leaves at semester end and who leaves on a job change.
- Emergency contacts with a relation. For students, a parent; for working tenants, family or a colleague. EasyAavaas has no parent portal, so the contact is for you to call.

Running buildings in two or three NCR cities
The usual failure in a cross-NCR portfolio is not a missing feature; it is one shared notebook or group chat for buildings with different addresses, staff and police stations. Look for software that separates the buildings and still lets you see the whole picture.
- Each building is its own property with its own rooms, beds, tenants, rent records, complaints and staff.
- A property switcher and an All properties view that adds up rent billed, collected, pending and overdue, occupancy and payments awaiting verification.
- Staff added per property: your Noida warden sees only the Noida building unless you add them elsewhere.
- Notices sent to one building, or to all your buildings at once, for example before a long holiday weekend.
- Reports exported per building in Excel or PDF. EasyAavaas has no combined cross-building report, so you export one per property.

Worked example: one owner, three buildings, three states
Illustrative example, not a customer story. An owner runs a 24-bed student PG near North Campus in Delhi, a 16-room working PG off Sohna Road in Gurugram, and a 30-bed PG near Sector 62 in Noida. All names and numbers are invented.
- Create three properties under one owner account, one per building, each with its own floors, rooms and beds. Set the student rooms to per-bed billing and the single rooms in Gurugram to per-room billing.
- Invite one manager to the Gurugram property and one warden to the Noida property. The owner runs Delhi directly. Leave rent access on for the manager and warden; leave it off for a cleaning supervisor added as staff.
- For each new tenant, collect ID proof, address proof and the agreement in the app. File police details through the service for that building's state, then upload the acknowledgement to the tenant profile.
- Tenants pay the owner directly. A Delhi parent pays ₹12,000 by UPI and the student uploads the proof; a Gurugram tenant pays ₹18,000 by bank transfer; a Noida tenant pays ₹9,000 in cash to the warden, who records it. Each payment sits on that tenant's rent record.
- Before a long weekend, the owner sends one notice to all three properties about reduced staff hours.
- At month end, the owner checks All properties for overdue rent, then exports a Rent Ledger for each building.
