EasyAavaas is a free PG management app for Pune owners running IT-tenant PGs, student PGs or both. You add rooms and beds, record rent that tenants pay you directly by UPI or cash, including part-payments, and keep tenant documents on each profile. Pune is served by two police commissionerates, Pune City and Pimpri Chinchwad, and each has its own tenant-information service. EasyAavaas does not submit tenant information to either; it keeps the documents ready for you to submit.

First, check which Pune police commissionerate covers each building

Pune City Police lists Tenant Information among the services on its website, linking to the Maharashtra Police citizen portal (Pune City Police, read 23 October 2026). Pimpri Chinchwad Police runs its own online tenant-information form, and its page says a police NOC is not required to rent out a flat or house; owners can give the rental details online or at the police station concerned (Pimpri Chinchwad Police, read 23 October 2026).

Buildings outside both commissionerates come under Pune Rural Police, which has its own tenant information page. If you have one building in Kothrud and another on the Hinjewadi side, confirm which police force and station covers each address before you submit anything. Then keep each building as a separate property in EasyAavaas, so documents, tenants and staff stay with the right address.

EasyAavaas does not file tenant information and does not check identity with Aadhaar, DigiLocker or any government system. Tenants or staff upload ID proof, address proof and the agreement; you review them and mark the profile verified. Check current requirements with the police; this is not legal advice.

Two Pune PGs, two ways of collecting rent

IT-tenant PG near Hinjewadi or Kharadi

Twin-sharing and single rooms let to people working in nearby IT parks. A tenant who pays by UPI from their own account can upload the proof themselves.

Example rent (illustrative): ₹11,000 a month for a twin-sharing bed.
Record company and workplace on the profile.
The tenant submits proof with UTR; you approve after checking the credit.

Student PG in Kothrud or Viman Nagar

Triple-sharing rooms for college students. If a student pays in cash, or in two instalments when money arrives from home, you record each part.

Example rent (illustrative): ₹8,500 a month for a triple-sharing bed.
Mark the tenant as a student and add a parent as an emergency contact.
You record cash yourself; it is verified at once and marked as a manual entry.

Example: a student moves in, pays in two parts, and a late fee is suggested

Illustrative example, not a customer story. A student takes a triple-sharing bed in a Kothrud PG at ₹8,500 a month. Rent is due on the 1st with the default three-day grace period, which the EasyAavaas team sets for your property.

On move-in day, add the student to Bed C in Room 5 with rent ₹8,500 and a deposit of ₹8,500. The student pays the deposit in cash; record it against the deposit so it shows paid.
Next month, on the 1st, the rent record shows ₹8,500 pending. The student already got an automatic reminder three days before, by app notification and WhatsApp.
On the 3rd the student hands you ₹5,000 in cash. Open the rent record, tap Record payment, enter ₹5,000 and choose Cash. The record changes to partially paid with ₹3,500 remaining.
After the grace period the record turns overdue and the student gets one overdue message. You get a summary of overdue tenants for the property.
Your property has a fixed late-fee rule of ₹200 (illustrative). The app suggests the fee; it is never added automatically. You decide whether to apply it.
On the 9th the parent sends the balance by UPI to your account and the student uploads the screenshot. You approve it, and the record shows paid. The student receives an app and WhatsApp message when it is verified. The app does not issue a rent receipt PDF.
Before the monsoon, publish a notice to the Kothrud property only: "Terrace closed from Monday for waterproofing work".

Month end for a Pune owner with two buildings

Use All properties on the home dashboard to see rent billed, collected, pending and overdue across both buildings.
Export a Rent Ledger for each building in Excel or PDF. Reports are per property; there is no combined report.
Add electricity bills by room from meter readings and your per-unit rate; each tenant's share joins their rent record.
Check which tenants still have unreviewed documents and send an upload reminder.

Availability and support in Pune

The app works anywhere in India, including both Pune and Pimpri Chinchwad. There is no Pune office, no local partner and no local customer we can name. The app is in English and Hindi; Marathi is not available yet.

Owners, managers and tenants pay ₹0. EasyAavaas does not collect rent, so there is no commission. The WhatsApp assistant is included free after your account is activated, and it can answer questions such as who has not paid this month.

Does EasyAavaas submit tenant information to Pune police?

No. You submit it through Pune City Police or Pimpri Chinchwad Police services, depending on which covers your building. EasyAavaas holds the tenant documents and records who reviewed them.

I have PGs in Pune city and Pimpri Chinchwad. Can I use one account?

Yes. Add each building as a property under your owner account and switch between them, or use All properties for combined rent and occupancy figures.

Can I record rent paid in two instalments?

Yes. Record each payment as it arrives. The rent record shows partially paid with the remaining balance until the full amount is recorded or approved.

Does EasyAavaas add late fees automatically?

No. You set a late-fee rule for the property, fixed, per day or a percentage of rent, and the app suggests the amount. You confirm or edit it before it is applied.

Is the app available in Marathi?

Not yet. The app is in English and Hindi, and support on WhatsApp is in English or Hindi.
