EasyAavaas is a free PG management app that Bengaluru owners can use for a classic sharing PG or a co-living property with private rooms. You set up rooms and beds, choose per-bed or whole-room rent, issue items such as keys, Wi-Fi routers and furniture to a tenant, split electricity by meter reading, and record rent that tenants pay you directly by UPI or bank transfer. Move-out is blocked until rent is settled, issued items are back and the deposit is handled. EasyAavaas does not submit tenant details to the police or handle trade-licence paperwork.
You may run a four-sharing PG, a co-living flat with private rooms and a shared kitchen, or both in different parts of Bengaluru. The difference that matters in the app is who pays for each room.

Illustrative example, not a customer story. A software engineer takes a private room at ₹17,000 a month with a ₹34,000 deposit, moving in on the 1st.
Write your notice period and refund policy into the property's house rules so tenants can read them in the app. When a tenant decides to leave, they can raise a vacate or move-out request, which you approve or reject with a note.
Move-out runs as a checklist the app enforces: unpaid rent blocks it; issued items must be returned or marked lost, unless the owner overrides; the deposit must be settled, refunded now or marked refund later. Deductions for damage are written in the note, not itemised. Then the room shows vacant and the tenant loses access to the property in the app.
A tenant can raise a complaint in the app with photos, choose a category such as plumbing, electrical or cleaning, and follow updates. You assign it to a staff member and post public updates the tenant sees, or internal notes they do not. If a complaint stays unresolved for 24 hours, the daily check raises its priority and alerts you. Tenants whose WhatsApp assistant access is activated can also send a complaint and photo on WhatsApp.
EasyAavaas does not deal with the police or the civic authority for you. Use the Karnataka State Police police station search to find the station that covers your building, and ask it what tenant details it needs. Ask the civic authority whether your PG or co-living building needs a licence or must meet safety requirements before you advertise rooms. What the app does: tenants or staff upload ID proof, address proof and agreements to the tenant profile, you mark the profile verified after your own review, and you can upload any acknowledgement you receive under Other.
The app is in English and Hindi. Kannada and other Indian languages are not available yet, so check that your manager is comfortable with English or Hindi screens.
